Process

There comes a time when your home can become a bit of a squeeze and you may ask yourself, “Should we move or stay, and alter or extend?” With the Land & Buildings Transaction Tax (stamp duty) at the level it now is and with many other associated costs in moving house, improving your home by altering or extending is now an attractive option. The backbone of our practice has been residential projects varying in size and value. With our expert help and three decades of professional experience we would look to rethink the home in which you live to unlock its full potential.

We can undertake quick feasibility studies, to explore the potential of your ideas for the property and investigate different options, and should you decide to move we provide pre-purchase advice to help you understand the opportunities available to you.

Feasibility Study

At the early stages of client discussion on any project we would offer to provide you with a quotation to carry out a full feasibility study. At this stage of the process we would listen to your thoughts and ideas, and then begin our own research based on your ideas. From this point we will draft sketch plans to get a feel for the site or property, discussing the many options available to you. If required, initial build costs can be invited from these sketches to see if the proposed works are financially viable. Once costs are received we would alter the sketches to suit any design changes required to reduce costs or comments from the planning department if any pre application discussions have taken place.

Pre Purchase Advice

We offer Pre Purchase Advice in order to assist you in finding your ideal property. We have various connections throughout Scotland and work closely with a number of local Estate Agents to offer this service.

For £150 plus VAT we can arrange to meet with you at any property and impart sound advice to allow you to decide whether to purchase or not.
We also recommend pre-application meetings with the Planning Department should this be required to give you feedback at an early stage on the likelihood of the project obtaining approval.

Some of the questions we are often asked by potential clients:

Will I get planning permission?
Can I build a dormer window?
Can I remove an internal wall?
Can I form an extension?
Can I subdivide this room?
Can I demolish this outbuilding?
Can I install an ensuite?
Can I install solar panels or other renewable energy systems?
How much will this all cost?

If you are looking to buy a new property, please contact us if you require pre purchase advice.
